A virtual tour can cost a few hundred pounds or several thousand. Both prices can be reasonable because the phrase “virtual tour” covers several very different services.
A simple 360 tour of a small shop is not the same product as a Matterport digital twin of a multi-storey property. Neither is directly comparable with a fully branded tour containing custom navigation, video, interactive hotspots and its own content management system.
Current published UK prices illustrate the difference. Smaller professional tours can start at around £250 to £350, while scene-based commercial packages can move towards £500 to £1,000. Larger bespoke projects can run into several thousand pounds.
These are public pricing examples, not a national tariff. Your actual quote depends on what is being captured, how the tour is built and what you need after the photography is complete.
The useful question is therefore not simply: How much does the scan cost?
The scan itself is only one part of the total virtual tour cost. A complete quote may also include photography or capture time, travel, processing, hosting, floor plans, hotspots, branding, additional scenes, updates and VAT.
The most useful figure to compare is therefore:
Total first-year cost = capture + travel + production + hosting + extras + applicable VAT
How much will the complete virtual tour cost for as long as I need to use it?
That includes capture, production, hosting, optional features, travel and any future updates.
How Much Does a Virtual Tour Cost in the UK?
For most straightforward professional projects, expect the conversation to start in the hundreds of pounds rather than thousands.
The range widens quickly once you move from a basic 360 tour to a larger Matterport scan or a custom interactive experience.
UK Virtual Tour Price Examples by Tour Type
| Tour type | Current published UK examples | What usually changes the price |
| Simple 360 or Google-style tour | From roughly £250 for smaller locations | Number of scenes, floor area, location and post-production |
| Matterport tour | Smaller locations commonly start in the low hundreds, with current providers publishing prices around £249 to £350 | Floor area, number of floors, hosting, floor plans and required outputs |
| Scene-based commercial 360 tour | Roughly £525 for up to 10 scenes, rising to £825 and £950 in one current published structure | Number of viewpoints required |
| Bespoke branded tour | From around £350 for very small projects, with medium and large projects moving into four figures | Custom interface, hotspots, CMS, number of areas and development work |
Current UK providers publish materially different structures, which is why these figures should be treated as examples rather than average market prices.
A quote for £300 can therefore be better value than a £250 quote, or considerably worse.
You need to know what each price includes.
Why the Headline Price Does Not Tell You the Full Cost
One provider might include:
- On-site photography or scanning
- Processing
- Tour construction
- Basic navigation
- Website embedding
- Twelve months of hosting
Another may quote the capture separately and charge again for hosting, a floor plan, extra scenes or custom features.
For a tour that will stay online for several years, the lowest initial capture price may have little relationship with the lowest total cost.
How Much Does Each Type of Virtual Tour Cost?
The first step in comparing prices is identifying what sort of tour you actually need.
360 and Google Street View Virtual Tours
A traditional 360 tour consists of panoramic viewpoints connected so the viewer can move between areas.
Some providers price these tours by floor area. Others count the number of panoramas or “scenes” needed.
Current UK examples start in the region of £250 for smaller spaces, while more extensive scene-based packages can approach £1,000.
Google also allows connected 360 imagery to be published to Google Maps through Street View tools and publishing systems.
This format is particularly relevant to:
- Shops
- Restaurants
- Showrooms
- Hotels
- Leisure venues
- Clinics
- Schools
- Public venues
- Businesses that want visitors to explore their premises through Google
Some providers offer Google tours without an annual hosting charge, while separately hosted interactive tours may have ongoing fees. Check the provider’s terms rather than assuming that every 360 tour follows the same model.
Matterport Virtual Tours
Matterport captures a space as an interactive 3D digital twin rather than simply connecting individual panoramas.
Users can move through rooms, view the property from different perspectives and, depending on the setup, use features such as measurements, tags, floor plans and additional property data.
You can see the format in more detail through our Matterport 360 virtual tour service.
Current UK service providers advertise smaller Matterport projects from the low hundreds of pounds. One current provider starts smaller Matterport locations at £350, while other current UK pricing sits around £249 for smaller floor areas.
The capture price is only part of the calculation.
Matterport operates around hosted Active Spaces, and some floor-plan and technical-file features are paid additions depending on the subscription and account type.
Before accepting a Matterport quote, ask:
- How long is hosting included?
- What does renewal cost?
- Is a floor plan included?
- Are still images included?
- Can the tour be embedded on our website?
- Who controls the Matterport account?
- What happens when the included hosting period ends?
These questions matter much more for a hotel, school or commercial building that may use its tour for several years than they do for a property listing that will only be online briefly.
Bespoke Branded Virtual Tours
“Bespoke virtual tour” is a particularly broad term.
At one end it can mean a professionally designed 360 tour containing customised navigation and branding.
At the other end it can involve:
- A custom user interface
- Interactive maps
- Hotspots
- Video
- Audio
- Documents
- Booking links
- Lead forms
- Multiple languages
- Analytics
- Password protection
- CMS access
- Custom development
That explains why published prices vary dramatically.
One current UK provider lists a small bespoke tour from £350, medium projects at roughly £500 to £2,000 and large projects at £2,000 to £10,000. Another provider lists fully custom bespoke experiences from £4,000.
Those figures are not contradictory. They are describing different levels of product.
Always ask what “bespoke” means in the quotation.
What Affects Virtual Tour Pricing?
Property size matters, but it is not the only factor.
Two buildings with the same floor area can require very different amounts of work.
Property Size, Number of Scenes and Layout
A 4,000 sq ft open-plan warehouse may be faster to capture than a 4,000 sq ft period property spread across several floors.
More complicated spaces may require:
- More capture positions
- More room transitions
- Additional floors
- Longer corridors
- Staircases
- Outdoor connections
- Separate buildings
- More editing
- More navigation checking
This is why one provider might price by square footage while another prices by number of 360 scenes.
For scene-based pricing, think of a scene as a viewpoint where the visitor can stand and look around. A larger or more complicated building usually needs more of them.
Location, Site Time and Access
A nearby project is not necessarily a quick project.
A central London site, for example, may introduce parking, congestion, loading restrictions, security procedures or limited access hours.
Commercial properties may also require:
- Site inductions
- Out-of-hours photography
- Escorting
- Restricted-area planning
- Several buildings
- Multiple visits
Ask whether travel and site expenses are included in your quote.
Features, Floor Plans, Hotspots and Branding
A standard tour can be relatively simple.
The price increases as additional production work is added.
Possible extras include:
- 2D floor plans
- Interactive hotspots
- Custom menus
- Information panels
- Photography
- Video
- Branding
- Lead-generation buttons
- Maps
- Drone 360 scenes
- Private or password-protected access
- Technical property files
Matterport itself supports schematic floor plans generated from captured 3D spaces, and its subscription system makes additional technical outputs available on eligible plans.
Do not assume that because a feature is technically available it is included in your photographer’s price.
Hosting, Updates and Support
Virtual tours are often hosted experiences rather than files that simply sit on your own server forever.
Your quote might include:
- Hosting for a fixed period
- Annual hosting
- Hosting while a property listing remains active
- No hosting charge for certain Google-published imagery
- A client-owned hosting account
- Separate renewal fees
Long-lived commercial tours also need another question:
How will we update the tour if the building changes?
A hotel refurbishment, new showroom layout or redesigned school facility may require updated scenes or another site visit.
What Should Be Included in a Virtual Tour Quote?
A useful quotation should tell you exactly what you are buying.
At minimum, look for:
| Item | What you need to know |
| Capture | What spaces, floors and external areas are included? |
| Platform | Matterport, Google Street View or another 360 system? |
| Production | Is stitching, processing and navigation setup included? |
| Hosting | How long will the tour remain live? |
| Floor plans | Included or optional? |
| Hotspots | How many are included? |
| Branding | Standard branding or custom design? |
| Photography | Are usable still images supplied? |
| Travel | Included or charged separately? |
| Turnaround | When will the completed tour be available? |
| Updates | What does a later change or reshoot cost? |
| VAT | Is the quoted figure inclusive or exclusive? |
If two providers both quote £400 but one includes twelve months of hosting and a floor plan while the other does not, they are not really offering the same £400 product.
Hidden and Ongoing Virtual Tour Costs
The costs most likely to cause confusion are the ones that appear after the initial photography fee.
Hosting and Renewal Fees
Ask exactly how long the tour will remain online.
Some current UK providers explicitly charge annual hosting for Matterport or enhanced tours, while others include an initial hosting period within the package.
For short property listings, the difference may be minor.
For a hotel, school, venue, office or showroom that wants to use a tour for three or five years, it becomes much more important.
Calculate both:
First-year cost = capture + travel + production + hosting + extras + applicable VAT
and:
Ongoing cost = hosting renewal + updates + new scenes or reshoots
VAT
Do not assume the number on a pricing page includes VAT.
The standard UK VAT rate is currently 20% for most goods and services. Whether VAT is added to a specific provider’s invoice depends on the supplier and how its prices are presented.
A £500 price excluding VAT becomes £600 where the standard 20% rate applies.
That difference is large enough to matter when comparing quotations.
Travel, Return Visits and Updates
Other possible additional costs include:
- Mileage
- Parking
- London travel costs
- Out-of-hours attendance
- Rush turnaround
- A second visit
- Reshooting spaces that were not ready
- Adding newly completed areas
- Updating outdated content
Preparing the property properly before capture can reduce the chance of paying for unnecessary return visits.
Residential vs Commercial Virtual Tour Pricing
Residential tours are often easier to price because homes are relatively predictable in size and use.
Commercial work has a much wider range.
A commercial project might involve:
- An office
- Retail space
- Hotel
- School
- University
- Warehouse
- Restaurant
- Healthcare facility
- Showroom
- Event venue
- Development sales suite
A small showroom may only need a straightforward tour.
A university may need several buildings, hundreds of viewpoints, interactive navigation and long-term content management.
For that reason, large commercial projects are more likely to be priced from plans, scene estimates, site information or a custom scope rather than a simple residential price band.
Multi-Site Projects
If you need twenty properties captured, do not multiply the single-site rate by twenty and assume that is the final cost.
Some providers offer lower per-location pricing for multi-site work because photography, project management and production can be standardised across the portfolio. Current UK providers specifically advertise multi-location discounts.
At the same time, a national programme may create additional coordination and travel requirements.
Provide the full location list before asking for a final quote.
Is DIY Cheaper Than Hiring a Professional?
It can be, particularly if your organisation creates virtual tours every week.
Matterport currently offers a free entry plan and paid plans for businesses that require more active spaces, broader publishing options or professional features.
But software cost is only one part of DIY production.
You still need to account for:
- Camera equipment
- Staff training
- Capture time
- Travel
- Processing
- Quality control
- Hosting
- Failed captures
- Updates
DIY tends to make more sense for organisations with a consistent volume of similar properties and people available to manage the process.
For one property, a professionally managed service is normally much easier to budget because the equipment and capture workflow are already part of the provider’s operation.
How to Compare Virtual Tour Quotes
A useful way to compare providers is to divide the cost into five layers.
The Five-Layer Virtual Tour Cost Model
| Cost layer | What it covers |
| Capture | Photography, scanning, site time and travel |
| Production | Processing, stitching, editing and navigation |
| Hosting | Keeping the interactive tour available online |
| Add-ons | Floor plans, hotspots, branding, photography and video |
| Future use | Updates, technical data, transfers and long-term reuse |
This is more useful than comparing headline prices.
Virtual Tour Quote Checklist
Before accepting a quote, confirm:
- Property address
- Approximate floor area
- Number of floors
- Number of buildings
- Areas that should be included
- Tour format
- Capture fee
- Travel charge
- Hosting period
- Renewal cost
- Floor-plan cost
- Hotspots
- Branding
- Still photography
- Video
- Turnaround
- Return-visit cost
- VAT status
- First-year total
- Expected ongoing cost
If possible, send the provider a floor plan.
It makes it much easier to estimate the number of scenes, scanning time and complexity before the site visit.
Is a Virtual Tour Worth the Cost?
A virtual tour makes most sense when it solves an actual viewing or communication problem.
For residential property, that might mean helping remote buyers understand the layout before arranging a viewing.
Our guide to virtual tours for real estate looks more closely at what virtual tours can and cannot realistically do for property marketing.
For commercial property, the same tour may support several purposes:
- Marketing
- Leasing
- Remote viewing
- Client presentations
- Training
- Facilities discussions
- Stakeholder review
A tour that is reused across several teams can be easier to justify than one created only because the technology looks impressive.
The right comparison is not simply:
Is £500 expensive?
It is:
What useful work will this £500 asset do, and for how long?
What If the Property Has Not Been Built Yet?
A capture-based virtual tour requires a physical space to photograph or scan.
If the property is still at design or construction stage, the job is different.
You may need:
- Rendered 360 panoramas
- CGI walkthroughs
- Interactive 3D environments
- VR visualisation
- Architectural animation
For an unbuilt development, see our 360 VR and AR visualisation service or our architectural walkthrough guide.
Those projects are priced around modelling, materials, lighting, interactivity and production rather than site scanning alone.
Frequently asked questions about virtual tour cost
How much does a 360 virtual tour cost in the UK?
Current public UK pricing places smaller professional 360 tours in the low hundreds of pounds, with some providers starting around £250 to £350. Larger spaces cost more because they require additional scenes, photography time and production.
How much does a Matterport virtual tour cost in the UK?
Smaller professionally captured Matterport projects are currently advertised from the low hundreds of pounds by UK providers. Property size, floors, hosting period, floor plans and additional outputs can all raise the final price.
Does virtual tour pricing include hosting?
Sometimes. Some providers include hosting for an initial period, while others charge annually. Confirm both the initial hosting period and renewal cost before accepting the quotation.
How much does a bespoke virtual tour cost?
The range is much wider than for a basic 360 tour. Current UK examples start around £350 for small projects, while medium projects can move towards £500 to £2,000 and large interactive projects into several thousand pounds. Extensive custom interfaces and development can cost substantially more.
What information do I need for an accurate virtual tour quote?
Send the property address, approximate floor area, number of floors, floor plans if available, areas to be captured, preferred tour format and any required features such as branding, hotspots, floor plans or photography.
That gives the provider enough information to estimate capture time and production rather than relying on a vague starting price.
Is a Google Street View tour the same as Matterport?
No. Google Street View uses connected 360 imagery that can be published to Google Maps. Matterport creates a hosted 3D digital twin with a different set of navigation, measurement and property-data features. Google provides official tools for publishing connected 360 imagery to Street View.
Conclusion
Virtual tour pricing in the UK varies because the final cost depends on the type of tour, property size, number of scenes, required features, hosting, travel and future updates.
A simple 360 tour may only require a few hundred pounds, while a larger Matterport or bespoke interactive tour can cost significantly more. The most useful comparison is not the headline price alone, but the total cost of creating, hosting and maintaining the tour for as long as you need it.
Before choosing a provider, confirm exactly what is included in the quote. Check hosting terms, VAT, floor plans, branding, hotspots, travel charges, renewal fees and the cost of future changes.
A well-scoped quote makes it much easier to compare providers fairly and avoid unexpected costs later.
